Residential Pre-Purchase Surveys

Membership to the Royal Institution of Chartered Surveyors (RICS) regulates Gate & Bar and provides access to the latest industry guidance, standards, and training.

Surveys

RICS Level 2 Home Survey 

This survey is most suited to conventional properties that are in a reasonable condition and that have not been extensively altered or extended. The report will outline the condition of the property, any significant defects and provides a traffic-light rating system.

Intermediate Building Survey 

The Intermediate Building Survey is appropriate for all types of property. However, is generally most appropriate for properties that are likely to undergo modernisation or renovation. The survey will focus on the main building elements and will not provide comment on minor and more cosmetic items, fixtures or fittings or the wider site. Approximate costings are provided within the report to assist with budgeting for future repairs.

Building Survey

This is our most detailed and comprehensive report and provides extensive information on a property’s construction, condition, maintenance requirements and approximate costings associated with any repairs required. It is suitable for all types of property but particularly relevant for those that are larger and/or have been significantly extended or altered.

This report is more extensive and an inspection will normally last between 3-6 hours dependent upon the size and type of the property.
